You get the readings in writing, dated, with the locations

What was measured, where, with which instrument, against which unaffected reference material in your own building.

Yours whether or not you book anything else, and yours even if the drying was somebody else's work. It is the only document in this trade that lets you disagree with a contractor and be right.

We will tell you when a claim is not worth making

A claim sits on your record and follows your renewal. On a small loss the deductible and the renewal cost can exceed the repair.

Nothing gets opened in a pre-1990 building until we know what is in it

Ontario Regulation 278/05 requires the asbestos question to be answered before material is disturbed. An emergency does not suspend it.

Around six in ten dwellings here predate 1990. A crew that opens a 1955 basement wall the same evening without asking has skipped a legal step, not a cautious one, and you are the one left holding it.

Why the thaw is the busy week

The flood does not arrive on the coldest night

Ice forming in a pipe usually does not split it. What splits it is the pressure trapped between the ice plug and a closed fixture, and the water is released when the plug thaws. So the calls come on the mild afternoon two days after the cold snap — which is also the afternoon nobody is checking, because the weather looks fine.

What does water damage restoration cost in Collingwood?

A typical residential loss runs $1,200 to $4,400 for extraction, the drying equipment and the monitoring, and the spread inside that is mostly equipment days and how much material has to come out. A caught-the-same-day single room sits at the bottom. A finished basement with saturated underlay and insulation sits at the top or above it. A burst pipe in a building nobody entered for three weeks is a different question entirely and is priced as a rebuild with a drying phase inside it.

Should I claim on my insurance?

Not always, and this is the question we get asked most. A claim sits on your record and follows your renewal, so on a small loss the deductible plus the effect on the premium can exceed the repair. The arithmetic is worth doing before you report rather than after, because a reported claim counts whether or not it is paid. What tips it the other way is scale, contamination, or anything structural — those are exactly what the policy is for.

Is water damage covered by home insurance in Ontario?

Some of it, and which part depends on endorsements you may not have. Sewer backup and overland water are optional add-ons in Ontario, not standard coverage, and groundwater seepage is frequently excluded outright. Sudden and accidental escape from plumbing is usually covered; a leak that developed gradually over months usually is not. So the entry route matters more than the volume, and it is worth photographing before anybody cleans up.

How long does drying take?

Days rather than hours, and it honestly ends on a reading rather than on a date. Drying is finished when the affected materials match the same materials elsewhere in your building that never got wet — that comparison is the dry standard for your job. A February job in cold saturated air takes longer than the same job in May, and a job where the walls stayed closed takes longer than one where they were opened.

How do I know it is actually dry?

You ask for the numbers. A daily log with dates, locations, the instrument used and the reference readings from unaffected material is what a properly run job produces anyway. If nobody has shown you a number and the rebuild is about to start, that is the moment an independent moisture inspection is worth its cost — once the wall is closed, the next time anybody knows is when the finish fails.

There is mould. Is that a separate job?

It is a separate scope with its own rules. Ontario abatement work follows the EACO Mould Abatement Guidelines, which set three levels by the size of the affected area: under 10 ft² is Level 1, 10 to 100 ft² is Level 2, and over 100 ft² is Level 3 with a full enclosure under continuous negative pressure. Asking which level a quote assumes is the fastest way to compare two estimates that look nothing alike.

My house was built in the 1950s. Does that change anything?

It changes what can happen on day one. Ontario Regulation 278/05 requires the owner to have a report prepared on whether material that may be disturbed is asbestos-containing before demolition, alteration or repair, and vinyl floor tile, tile adhesive, some plasters and older mechanical insulation are all candidates in a building of that age. An emergency does not suspend it. In practice a crew stabilises and extracts, and the opening up waits for the answer.

The building was empty for weeks. Is it still a drying job?

Usually only partly. After that long the working assumption is that materials in contact with the water have failed rather than merely got wet, and that growth is established behind the finishes. The right first step is an inspection that establishes the boundary of the affected area, because that answer decides whether this is drying with some removal, or a rebuild with a drying phase inside it.
